Resumen
Con estas líneas no se pretende poner punto final sobre la validez y la eficacia del negocio jurídico. Presumimos que el lector es conocedor de la materia y ha bebido de la fértil doctrina precedente sobre el asunto. Simplemente haremos una relectura de sus prepuestos desde el derecho inmobiliario registral. Más que distinguir entre eficacia y validez, preocupa al autor, en qué medida afecta a los terceros adquirentes las causales de ineficacia de un negocio jurídico previo a su adquisición. Cuestión que luego del surgimiento de los registros públicos ha motivado áridas discusiones, controvertidas soluciones y sobre todo, el replanteamiento de algunos axiomas romanos.
Abstract
He does not intend to put on final point on validity and the efficacy of the juristic act by means of these lines. We supposed that the reader is knowledgeable of the matter and you have drunk of the fertile preceding topical doctrine. We will just simply do a second reading of his preferred from the real-estate right concerning registration. More than telling apart between efficacy and validity, worry the author, in what measure ajfects the causes of inefficacy of a previous juristic act to the acquiring third ones to its acquisition. Issue than you have caused arid arguments, controversial solutions right after the surging of the public records and most of all, the new proposal of some Roman axioms.
