Resumen
No cabe duda de que el coronavirus COVID-19 va a suponer un punto de inflexión en muy diversos aspectos de la vida social, económica y jurídica de los países afectados. La crisis sanitaria, seguida de la tremenda crisis económica que se avecina, ha hecho que los gobiernos adopten una serie de medidas que van a cambiar las estructuras tradicionales de muchas instituciones. Tal es el caso de lo que está ocurriendo en el sector inmobiliario que, como muchos otros, se ha visto afectado por esta crisis. En este trabajo se pretende analizar y poner de relieve los principales cambios que se han producido con respecto al derecho inmobiliario, que afectan al arrendamiento de viviendas y locales comerciales y, por supuesto, a la hipoteca como instrumento de crédito territorial principal para acceder a aquellas, a la que dedicamos una especial atención en este breve trabajo, analizando las moratorias hipotecarias con mayor detenimiento.
Abstract
There is no doubt that the COVID-19 coronavirus will represent a turning point in many different aspects of the social, economic and legal life of the affected countries. The health crisis that it has entailed, followed by the tremendous economic crisis that is coming, has caused governments to adopt a series of measures that will change the traditional structures of many institutions. Such is the case of what is happening in the real estate sector that, like many others, has been affected by this crisis. This paper aims to analyse and highlight the main changes that have occurred with respect to real estate law, which affect both the ownership of houses and commercial premises, as well as the tenancy and, of course, the mortgage as an instrument of main territorial credit to access them, paying special attention to the later.
