Resumen
El problema del acceso a la vivienda en nuestro país es cada día más preocupante. Tanto la vivienda en propiedad como los arrendamientos tienen un precio muy elevado, lo que hace difícil para gran parte de la población poder acceder a ellos. Por el contrario, existe un importante número de viviendas vacías que no salen al mercado del alquiler por la inseguridad que este provoca a sus dueños, ante una posible falta de pago, o miedo al deterioro de las viviendas. Por otra parte, los arrendatarios no tienen la suficiente seguridad en el alquiler, pues pueden perder el inmueble ante una enajenación, o transcurrido el breve plazo de duración de los mismos. En este artículo se hace una revisión de las ventajas que la inscripción del arrendamiento en el Registro puede otorgar al arrendatario y, derivado de ello, al propietario, con el fin de proponer medidas eficaces basadas en la inscripción que permitan la salida de más viviendas al mercado inmobiliario del alquiler.
Abstract
The problem of access to housing in our country is becoming more worrying every day. Both home ownership and leases have a very high price, which makes it difficult for a large part of the population to access them. On the contrary, there is a significant number of empty homes that do not go on the rental market due to the insecurity that this causes their owners, due to a possible lack of payment, or fear of the deterioration of the homes. In this article, we make a review of the advantages that the registration of the lease in the Registry can grant to the tenant and, derived from it, to the owner, in order to propose effective measures based on the registration that allow the exit of more dwellings to the rental real estate market.
